4-Hour Flow Testing

A flow test measures how many gallons per minute (GPM) your well can consistently produce. This is essential for real estate transactions, new construction, and understanding your well's capacity.

How It Works

We run your well continuously for 4 hours while measuring multiple parameters at regular intervals throughout the test:

  • Flow rate (GPM) — We measure gallons per minute output at 15-minute intervals to track consistency and any decline over time
  • Drawdown level — Using a water level meter, we monitor how far the water drops inside the well while the pump runs. Excessive drawdown indicates the pump may be sized too large for the well's yield.
  • Recovery rate — After the pump stops, we measure how quickly the water level returns to its static (resting) position. Fast recovery means a strong aquifer connection; slow recovery may indicate limited recharge.
  • System performance — We observe pressure, pump cycling, and overall system behavior under sustained load conditions that a short test would never reveal.

Why 4 Hours Matters

Some companies offer "quick" 30-minute or 1-hour flow tests. These shorter tests are unreliable because they hide problems that only appear under sustained pumping. A well might produce 15 GPM for the first hour but drop to 3 GPM by hour three as the water table draws down. Short tests give sellers a false sense of security and buyers a nasty surprise after they move in. The 4-hour standard exists for a reason — it reveals your well's true sustained capacity.

Professional Water Sampling vs. DIY

While home test kits are available at hardware stores, there are important reasons to use a professional sampling service for any testing that matters — especially real estate transactions:

  • Chain of custody — Professional samples are collected using lab-provided sterile containers with documented chain of custody. This means the lab can certify who collected the sample, when, and how. Without chain of custody, lenders may reject results.
  • Proper collection technique — Bacteria samples must be collected from a specific tap, after proper flushing time, using sterile technique. Contaminated samples lead to false positives that cost you time and money for re-testing.
  • Lab rejection prevention — Samples that arrive at the lab too late (bacteria samples must typically be delivered within 24-30 hours), at the wrong temperature, or in improper containers will be rejected. We know the requirements and deliver samples same-day.
  • Accepted results — Lenders, real estate agents, and health departments require results from state-certified laboratories with proper documentation. Home test kits don't qualify.

Loan-Required Testing

Different loan programs have different requirements. Here's what you need to know:

FHA Loans

FHA requires a water quality test (bacteria and nitrates at minimum) and sufficient flow for the property. The well must meet FHA distance requirements from septic systems and property lines.

VA Loans

VA loans require water potability testing and may require a flow test depending on the appraiser's assessment. We provide VA-compliant testing packages.

USDA Loans

USDA rural development loans require both water quality testing and a flow test. The well must demonstrate adequate capacity for the home. We handle USDA-compliant testing regularly.

Conventional Loans

Requirements vary by lender, but most want at least a bacteria test. Your real estate agent or lender will let you know — and we can do whatever's needed.
